20-22 Drydock: Re-named Innovation Square III (ISQ III), 20-22 Drydock is a 345,000 Sq. Ft., build-to-suit R&D facility for Vertex Pharmaceuticals who has leased and will occupy essentially 100% of the property. Related Beal, in combination with our partners, Boston Real Estate Inclusionary Fund (BREIF) and Kavanagh Advisors bid on the site, located in the Raymond L. Flynn Marine Park (RLFMP), through a BPDA process initiated in April 2021. The team was granted tentative designation later that year and in the ensuing months achieved final designation, article 80 approval, Chapter 91 licensing and ground lease execution culminating in a construction loan closing and obtaining a full building permit last month. In addition to significant architectural presence and an acute attention to the public realm, the development features cutting edge sustainability and significant public benefits highlighting educational programs in and beyond the South Boston neighborhoods along with recognizing the importance of the traditional fishing industries in RLFMP. The execution of the development is being accomplished with a diverse team, including ownership, design, construction management and an intentional process for reaching into the Boston marketplace for inclusive sub-contractor selection.
